Papamoa House

The clients desired a contemporary beach front house that was open and uncluttered while providing a robust home for a growing family. The living areas to the front of the dune top site, maximise the views to the north of Mount Maunganui and south to Maketu, while allowing these areas to extend out to the dune and the beach beyond. 

The house is massed around an elevated courtyard which sets the living level at dune top and also provides entry, children’s play area and evening entertainment area, all sheltered from on-shore winds. The courtyard is framed to the north-east by the living spaces, to the south-east by the children’s bed and playrooms, and to the south-west by the guest unit. A glazed front door and glazed double height entry connects with the beach beyond. Neighbours were accommodated by provision of a beach access way on the south-eastside of the house, which also provides external access to bathrooms and bedrooms. The master bedroom above the family and kitchen has commanding view. The ground floor media room has a reflective outlook over a courtyard pool that was shaped to an existing hollow at the back of the dune.

The house is clad in plaster, aluminium panels and selected tiles. The clean lines are enhanced through minimum detailing to balustrades and entry canopy details. Internally spaces are a play of intersecting volumes differentiated by heights and outlook. Externally attention is given to sun shelter and privacy at all times of the day
